Roof size is not your home's square footage
Roof area is measured on the slope, and it includes overhangs, garages and porches. A steeper roof has more surface than a flat one over the same house, so most roofs measure larger than the home's floor area. We measure every roof before quoting, so the number on your estimate is your real roof, not a guess.
What moves the price up or down
- Pitch (steepness). Steep roofs take more safety setup and more time.
- Layers to tear off. Each extra old layer adds labor and disposal.
- Decking. Soft or rotted wood under the shingles has to be replaced before the new roof goes on. We show you photos before replacing any.
- Shape. Valleys, dormers, skylights and chimneys add flashing and detail work.
- Ventilation. Many Utah roofs need better ventilation (for example ridge vents) to protect the new shingles; we include what the roof needs in the estimate.
- Access. Tight lots, steep driveways or no room for a dumpster can add time.
- Material. The biggest single choice — see the table above.
Asphalt, designer shingles, metal or synthetic shake?
- Architectural asphalt is the most common choice on Utah homes and the best value.
- Premium designer shingles cost more for a dimensional, high-end look (slate- or shake-style).
- Standing seam metal costs the most up front and sheds snow well.
- Synthetic shakegives the look of a wood shake roof without the upkeep of real cedar. It isn't in the table above because it's priced roof by roof — ask for it on your estimate.
We install shingles from TAMKO, Owens Corning, GAF and IKO, so your estimate can compare brands and styles side by side.
Does insurance pay for a new roof?
If hail or wind damaged your roof, your homeowner's insurance may cover the replacement minus your deductible. We document the damage, meet the adjuster with you, and write the supplement. The claim, the policy and the deductible stay yours — and under Utah law a contractor can't pay or waive your deductible.
Can a roofer pay my deductible in Utah?
Can I finance a new roof?
Yes — $0 down and 0% APR financing, on approved credit.
How long does a replacement take?
Most full replacements are finished in one day once materials are on site.
Questions
- Is the estimate free?
- Yes. The inspection and written estimate are free, with no obligation.
- Why is a range so wide?
- The same size roof can be a simple low-pitch ranch or a steep two-story with dormers. The range covers both; your estimate narrows it to one number.
- Is a cheaper bid always the same roof?
- Not always. Compare what's included: tear-off of every layer, decking replacement, ventilation, flashing, cleanup, and the warranty.
- When is the best time to replace a roof in Utah?
- Spring through fall is easiest, but roofs can be replaced in winter on mild days.
